Communities and infrastructure

Homes depend on the infrastructure and services around them. Development must account for their continuing operation and the people affected by the project.

The community is the purpose of the development, not an afterthought to the sale. Roads, drainage, water, energy, sanitation, access, shared space and maintenance shape everyday living as much as the layout of a home.

The development model plans these systems together, including how they will be operated and paid for. Environmental and social assessment must consider the site, workers, neighbours and host community early enough to affect the design or the decision to proceed.

Local employment, respectful engagement, accessible spaces and a usable complaints route are part of that responsibility. Infrastructure and amenities vary by project; the approved specification defines what a particular development includes.

After handover, local operators remain responsible for maintenance, utilities, safety and community services under their agreements. Technology supports requests, records and communication, but dependable service still requires capable people, resources and accountability.
